Dangerous combusible cladding will be replaced at a block of flats just east of Reading’s town centre.

Plans to install new external cladding at Q2, Watlington Street, were approved by Reading Borough Council (RBC) last week.

Q2 is a block of 87 flats on the corner of Watlington Street and Queen’s Road, opposite the Lyndhurst pub.

The building has combustible timber cladding on the exterior of the building and the balconies that do not meet building regulations and has “the potential to result in the spread of smoke and/or fire in communal escape routes”.

The dangerous cladding was identified from checks following the Grenfell Tower fire.

The works have been initially funded by leaseholders but the National House Building Council (NHBC), which is responsible for providing building warranties on 80 per cent of the country’s new build homes, has agreed to cover costs.

The NHBC has made a settlement offer to leaseholders to cover all previous costs and estimated costs for the remediation work, with a £366,409.39 fee agreed.

Tina Williams, property manager at Q2 owners HLM Property Management, said: “There are always risks that there will be a shortfall, but we are optimistic that most of the money we raised from residents will be covered and returned upon receipt of funds from NHBC.”

The works are described by the developer as: “To carry out the installation of new external cladding consisting of aluminium support brackets, cavity barriers and cement fibre cladding panels and associated metal fixing.”

New cladding will be installed on the south and east facing sides of the building. The cladding will be a grey cement fibre cladding with wood grain appearance.

RBC planning case officer Connie Davis said: “The proposal’s acceptability from a fire safety perspective is critical following the Grenfell Tower disaster.”
